As top Lorain and Western Cuyahoga County, Ohio REALTORSŪ in Avon, OH; Avon Lake, OH; Bay Village, OH, and Westlake, OH we have a combined over 33 years experience and the track record you are looking for. We are listing and buying specialists in the Western Cleveland, Ohio area also serving Eastern Lorain County, Ohio and the surrounding cities. Before signing a contract with any REALTOR, make sure you know EXACTLY how your home will be marketed AND how that agent will keep you informed of on-going market conditions. Most sellers who did not sell in 2008 did not realize what was happening within their market area. Do not make that mistake in 2009, list with agents who promise and have a track record of keeping their sellers personally informed at least bi-weekly of current market circumstances. There is a vast range of skills, experience, and track records! A "Listing Presentation" is an industry term for the formal presentation that a REALTOR makes to prospective home sellers, trying to earn their trust and business. Do not list your home with a real estate agent without knowing how they will keep in-touch with you on an on-going basis! We would love the opportunity to make such a presentation to you. We will visit your home, and together consider the positives and negatives (if any!). You will then learn exactly how we would propose to sell your home, for as much as the market will bear, and within your time frame. We will show you exactly where we will advertise your home, both in print and on the web. With the dramatic growth in homebuyer usage of the web, you MUST have a top REALTOR that can extensively market your home online! Our extensive web listings are presented on at least 24 sites and search engines! We promise to prove to you through extensive research what your home is worth in today's market. You are then accurately informed and can make an intellectual decision to proceed or not to proceed with the sale of your property. Many sellers chose to wait; be thorougly informed before you make that decision. You must KNOW the proper fair market value of your home before deciding to sell. You also need to know of the risks of waiting to sell, ask us! We make free presentations and prepare accurate market analysis for pospective home sellers every day. We have literally done thousands, and know exactly what it will take for you to place a "SOLD" sign in your front yard. We would enjoy the chance to make a presentation with you. It is totally free and without any obligation. Call us! Or fill out this form and we will get back to you quickly... Financing Your Home >The Margin on an ARM
When you are shopping for an Adjustable Rate Mortgage, the important thing to consider is the margin. Each time your loan is adjusted, the new interest rate will be tied to an index of Treasury notes. The margin is the percentage point above that index where your rate will be set.
Let's suppose that you have a one-year ARM with a 2.5 margin. Your initial rate was 7.5%, and during the first year of the loan, the index of 1-year Treasury notes was at 6.25%. The rate for the second year of your loan would be adjusted to 8.75%. With a margin of 2.75, it would increase to 9%. Some lenders offer lower initial rates with higher margins. In this case, the subsequent rates could be higher after the first year, than if you chose a higher initial rate with a lower margin.
If you are confused by the various mortgage offers, ask a professional mortgage broker to sit down with you and show you how it works. Today the rates and different financial possibilities are so variable that it is a good idea to talk to a mortgage broker--they usually know where the best rates can be found.
