As top Lorain and Western Cuyahoga County, Ohio REALTORSŪ in Avon, OH; Avon Lake, OH; Bay Village, OH, and Westlake, OH we have a combined over 33 years experience and the track record you are looking for. We are listing and buying specialists in the Western Cleveland, Ohio area also serving Eastern Lorain County, Ohio and the surrounding cities. Before signing a contract with any REALTOR, make sure you know EXACTLY how your home will be marketed AND how that agent will keep you informed of on-going market conditions. Most sellers who did not sell in 2008 did not realize what was happening within their market area. Do not make that mistake in 2009, list with agents who promise and have a track record of keeping their sellers personally informed at least bi-weekly of current market circumstances. There is a vast range of skills, experience, and track records! A "Listing Presentation" is an industry term for the formal presentation that a REALTOR makes to prospective home sellers, trying to earn their trust and business. Do not list your home with a real estate agent without knowing how they will keep in-touch with you on an on-going basis! We would love the opportunity to make such a presentation to you. We will visit your home, and together consider the positives and negatives (if any!). You will then learn exactly how we would propose to sell your home, for as much as the market will bear, and within your time frame. We will show you exactly where we will advertise your home, both in print and on the web. With the dramatic growth in homebuyer usage of the web, you MUST have a top REALTOR that can extensively market your home online! Our extensive web listings are presented on at least 24 sites and search engines! We promise to prove to you through extensive research what your home is worth in today's market. You are then accurately informed and can make an intellectual decision to proceed or not to proceed with the sale of your property. Many sellers chose to wait; be thorougly informed before you make that decision. You must KNOW the proper fair market value of your home before deciding to sell. You also need to know of the risks of waiting to sell, ask us! We make free presentations and prepare accurate market analysis for pospective home sellers every day. We have literally done thousands, and know exactly what it will take for you to place a "SOLD" sign in your front yard. We would enjoy the chance to make a presentation with you. It is totally free and without any obligation. Call us! Or fill out this form and we will get back to you quickly... Ken and Lois Kodger Licensed in the state of Ohio Broker, GRI, CRS, e-Pro, ABR |
Closing or Settlement >The Inspection Before Closing
Home buyers will have an opportunity to walk through the house they purchased just before the closing to make sure it is in the same condition as when the contract was ratified. They will check the appliances and make sure that the agreed-upon repairs were completed.
Buyers usually see their new home empty for the first time just after the movers have left. Suddenly they see the dark rectangles and nail holes where pictures used to hang, and all the "dust bunnies" that were concealed by furniture. The contract calls for the house to be "broom clean" and free of trash and debris. However, real estate agents encourage sellers to leave their homes impeccably clean for the pre-closing walk-through inspection, and many homes are turned over in spotless condition.
Sometimes the seller's hectic moving schedule, fatigue, or unequal housekeeping standards require the buyers to clean the house thoroughly before they feel that they can move in. If you are afraid that a messy house could trigger problems at the closing, be sure to make your house shine for this important inspection.
