An ABR can…. better the options, clarifying investment potential, and help You make better decisions. It adds up to one benefit: BETTER SERVICE. In the past, agents represented sellers. Recommended ABR practices go beyond new real estate agency requirements and have become "The Benchmark of Excellence in Buyer Representation." ABR training recommends the following business practices: A written contract between agent and buyer:

  • The terms of the agreement shall be defined
  • Terms of payment arrangements shall be defined(usually seller, not buyer pays)
  • Pre-approval of shift from single agency to dual agency when legally necessary
  • A geographical search area defined when applicable
  • Commitment to confidentiality

If you have sold a property you likely signed an exclusive listing. That agent represented you, the seller, and was bound to look after your best interests. We represent buyers the same. You need to evaluate the integrity and tenacity of us. We are bound to look after your interests. We go beyond the spirit and letter of agency laws by working together to locate the property and then helping you negotiate the most favorable price and terms to you.

  • We will research all the listings on the market, which meet your specifications. Then preview those listings and show you (personally or electronically) any property, which we have pre-determined will meet your requirements.
  • Provide a thoroughly researched market analysis of any property on which you want to make an offer.

The Accredited Buyer Representative (ABR) designation is awarded to those members who have completed a prescribed 4-module course, passed a written examination and a review board has examined and approved documentation of history of buyer representation experience.

The purchase or sale of a home is one of the most complicated business transactions most people will be involved in during their lifetime. Whether the print is large or small, there is a lot of it! The purchase agreement covers not only the price of the property, but has many paragraphs governing the terms under which it will be conveyed to the new owners.

When you list your home for sale or when you begin your search for a new home, ask your real estate agent for a copy of the standard sales agreement. Familiarize yourself with the document ahead of time, and make certain you understand the responsibilities of both parties between the initial meeting of the minds and the closing date. You should be aware of all of the deadlines in the purchase agreement. Each contract is different, but there are usually time limits covering the structural contingency, the financing application, the loan commitment, and the closing.

You greatly increase the chances of a smooth transaction by being fully informed about the sales contract.
